Terms of Use

These terms apply to this site, the client portal, and the BeeMyHome iOS app (together, the “service”), operated by NAISI REAL ESTATE INC., which operates BeeMyHome (“we”, “us”). By using the service, or by signing in, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use the service.
Who provides real estate services
Real estate services are provided by Alex Wang, a California real estate licensee, DRE #02091691, with TopSky Realty. Equal Housing Opportunity: we are committed to the letter and spirit of fair housing law and do not discriminate on any basis the law protects.
No agency relationship from using the service
Using the service, creating an account, or receiving listings through it does not by itself make us your real estate agent or create any agency, fiduciary, or client relationship. That relationship exists only under a written agreement signed by you and the brokerage, together with the agency disclosures California law requires. If you are already working with another agent or broker, nothing here is a solicitation of that relationship.
Listing information is not guaranteed
Listing information comes from multiple listing services and other third-party sources. It is deemed reliable but is not guaranteed, may be incomplete, out of date, or wrong, and may change or be withdrawn at any time. Square footage, lot size, schools, taxes, HOA dues, boundaries, maps, photos, estimates, and market figures are approximate. Verify every fact that matters to you yourself, including through inspections, disclosures, and the appropriate professionals, before you rely on it. Listing information is provided for your personal, non-commercial use to identify properties you may be interested in buying, and may not be used for any other purpose.
Based on information from the MLSListings MLS as of the date each listing was last updated in the service. All data, including all measurements and calculations of area, is obtained from various sources and has not been, and will not be, verified by broker or MLS. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office/agent presenting the information.
Not professional advice
Nothing in the service is legal, tax, financial, lending, insurance, inspection, appraisal, or engineering advice. Market commentary, comparisons, and estimates are general information, not a valuation or a promise of any result. Consult a qualified professional before you make a decision.
Your account
Accounts are by invitation. Keep your sign-in details private and tell us promptly if you think someone else has used your account; you are responsible for what is done through it. We may suspend or close an account that breaks these terms, puts the service or other people at risk, or is no longer needed for the services we provide. You can delete your account at any time from the Profile screen in the app or the portal.
Acceptable use
You agree not to:
- copy, scrape, harvest, resell, or redistribute listing information or other content from the service, by automated means or otherwise;
- access another person’s account or information, or try to;
- interfere with, probe, or overload the service, or get around its security or access controls;
- upload anything unlawful, infringing, harmful, or that you have no right to share;
- use the service in any way that breaks the law, including fair housing law.
Content and ownership
The service, its design, software, text, and our own content belong to us or our licensors. Listing photos and data belong to their owners and are shown under licence. We give you a personal, revocable, non-transferable right to use the service for your own home search. When you send us feedback, photos, or notes, you keep what you own and give us permission to use them to provide and improve the service.
Copyright complaints
If you believe something in the service infringes your copyright, send a written notice to admin@zwrnf.com that includes:
- your physical or electronic signature;
- the copyrighted work you believe is infringed;
- the material you believe infringes it, and where in the service it appears;
- your name, address, telephone number, and email address;
- a statement that you believe in good faith that the use is not authorized by the copyright owner, its agent, or the law; and
- a statement, under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or authorized to act for the owner.
We will remove or disable access to material that a complete notice identifies, and tell the person who provided it. If you believe material of yours was removed by mistake, you may send us a counter-notice. We close the accounts of people who repeatedly infringe.
Third-party services and links
The service links to and uses third-party services, such as maps, listing sites, and sign-in providers. We do not control them and are not responsible for their content, accuracy, or practices; their own terms and privacy policies apply.
Electronic communications
You agree that we may send notices, records, and other communications electronically, in the service or by email, and that they satisfy any requirement that they be in writing.
Disclaimer of warranties
To the fullest extent permitted by law, the service and all information in it are provided “as is” and “as available”, without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not promise that the service will be uninterrupted, error-free, or secure.
Limitation of liability
To the fullest extent permitted by law, we and our brokerage, agents, officers, employees, and service providers are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, opportunity, or a property, arising from your use of, or inability to use, the service or any information in it, even if we were told such damages were possible. Our total liability for any claim about the service is limited to one hundred US dollars (US$100). Nothing in these terms limits liability for fraud, willful injury to a person or property, gross negligence, or violation of law, or any other liability California law does not allow to be limited, or affects any obligation we owe you under a separate signed agreement.
Indemnity
To the extent permitted by law, you agree to defend and hold us harmless from claims, losses, and costs, including reasonable legal fees, that arise from your misuse of the service or your breach of these terms.
Governing law and disputes
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Before filing a claim about the service, please email us a description of it and what you are asking for, and give us 30 days to try to resolve it informally. If we cannot, the dispute will be decided in the state or federal courts located in Santa Clara County, California, and you and we consent to their jurisdiction; either of us may instead bring a claim that qualifies in small claims court. Nothing in these terms waives any right that California law says cannot be waived, including your rights under the Consumers Legal Remedies Act.
Changes and the rest of these terms
We may update these terms. We will post the new version here with a new date, and for a material change we will give reasonable notice before it takes effect. Continuing to use the service after a change takes effect means you accept it. If any part of these terms is found unenforceable, the rest still applies. Our not enforcing a term is not a waiver of it. These terms and the Privacy Policy are the whole agreement about the service; a signed agreement with the brokerage governs the real estate services it covers.
